Rockwell Business Center in Ortigas and world-class corporate tower 8 Rockwell in Makati, Rockwell Land now sets its sights on Mandaluyong.
Following the success of campus-style office developmentLocated at the crossroads of Sheridan and United streets in the city’s commercial district,The Rockwell Business Center - Sheridan is the latest addition to the growing portfolio of Rockwell Land’s Office Commercial Development group led by assistant vice president (AVP) Jesse Tan.
Grade-A office spaces
The Rockwell Business Center - Sheridan eases into the Mandaluyong skyline with its nine floors of Grade-A office spaces ideal for both traditional offices and the 24/7outsourcing companies. Partly for this reason, office locators of The Rockwell Business Center - Sheridan will have efficient workspaces as well as a special spot where they can take a breather whenever the need arises—the seventh-floor garden deck that bridges the North Tower with the South Tower.
“These, paired with the curated amenities, will give clients a working environment that evokes a balance between work and leisure, one that elevates their daily process of conducting business operations in an efficiently-designed structure and top-of-the-line tenancy services,” points out Tan.
The two towers offer a combined 44,000 square meters worth of gross leasable office space and 3,800 square meters of retail space. Seven elevators have been allotted to service nine floors, while clients’ continuous and productive business operations are assured with the building’s 100% backup power.
Quality innovation
Like its preceeding office developments, The Rockwell Business Center - Sheridan has been thoughtfully infused with quality innovation.
“The office component is always paired with retail selections that give various conveniences within reach for our tenants. Our patrons and office locators have also commended our leasing and property management team for constantly providing excellent customer service—a trait that applies to all Rockwell developments,” Tan says when asked what their various projects have in common.
Moreover, the new development is up for a Leadership in Energy and Environmental Design (LEED) certification.
Asked about choosing to locate their new project at the center of Metro Manila, Tan cites the clear-cut advantage of being nestled smack in the middle of the Makati, Ortigas and Taguig central business districts.
Strategic corporate address
“We saw great potential for a commercial development to thrive,” the AVP explains.
“The site is also easily accessible through several major thoroughfares surrounding the vicinity. It’s a strategic and convenient corporate address for business organizations that wish to veer away from the congested business districts while remaining significantly close by.”
The North Tower already topped off in December 2016 and will be fully operational by July. On the other hand, the South Tower topped off two months ago, with tenant fit-outs slated to begin by October; it is expected to be fully operational by December.
Lopez Inc., at present headquartered in Benpres Building, is among the companies that will call The Rockwell Business Center - Sheridan home starting this year.
Keeping Rockwell attuned
For Tan, having a lineup of successful and buzz-worthy developments under their belt is no reason for the Office Commercial Development group to stop moving forward to generate more projects, each one equally if not more innovative and exciting than the last.
“The team aims to continuously keep the Rockwell brand attuned to market trends and spot opportunities for more Rockwell office developments to thrive. Whether it’s a similar business model in new locations, or by way of diversifying our product line through innovative structures and services, we are optimistic and driven to expand our pipeline further,” Tan says.
